It is an ADJACENT property that is to be developed. Per the Howard County edition of the BALTIMORE SUN, Friday, 26 July, "306 acres ... just north of the huge tract of preserved land known as the Middle Patuxent Environmental Area is expected to be subdivided..." The area is known as the "Benedict Farm" and being developed jointly by Toll Brothers and the descendants of Declaration of Independence signer Charles Carroll., according to the SUN. The development of this land is regrettable, but it IS private property. MPEA itself will not be developed.
